Want Both Quotes on Your Address? Reply With the Street.
Picture a couple standing in the driveway of a house they love. The yard is big, the price feels reachable, and then their agent says, "I think this one sits right on the USDA line." One side of the street may qualify for a USDA loan in Florida. The other side may not.
I call what happens next the Map Line Mistake: choosing a loan because of where a line falls on a map instead of what the numbers say. This is an illustration, but I see versions of it all the time. Stay with me, because at the end I will share the one question I ask before anything else, and it has nothing to do with the map.
Market Minute
- USDA income limits were updated for 2026. Lenders began applying them to new loans on July 13, 2026. If someone ever told you your income was too close to the line, it may be worth a fresh look. USDA looks at adjusted household income, and income from adult household members beyond the borrowers is generally considered.
- HUD announced 14 FHA policy changes in June 2026. Most of them are aimed at trimming lender paperwork and processing. I am watching for anything that touches your closing, and I will tell you if it does.
- Rates: Freddie Mac's latest survey, as of October 8, 2026, put the national average for a 30-year fixed rate mortgage at 7.40 percent, up from 7.28 percent the week before. That is a market benchmark, not a personal quote. [Refresh this after Freddie Mac's next Thursday release if you send later.] Rates move every week, which is exactly why I run your numbers on your address instead of quoting you a number from a headline.
Two loans, side by side
| What to compare | USDA | FHA |
|---|---|---|
| Upfront fee, usually added to the loan | 1.00 percent | 1.75 percent |
| Annual insurance, built into your monthly payment | 0.35 percent | 0.50 to 0.55 percent on most standard loans |
| Down payment | A no down payment option may be available | A small minimum is required |
| Income limit | Yes, based on adjusted household income | No program cap |
| Where it works | Eligible rural and semi-rural areas only | Most of Florida |
| How long the insurance lasts | If you keep the loan | 11 years with a larger down payment, the full term otherwise |
Also worth a look: depending on your credit and savings, a conventional loan with a low-down payment or Florida down payment assistance may fit the same address. Ask me to include them in your comparison.
Closing Spotlight
Meet Marisol, a buyer. She and her husband were relocating to Central Florida for his new job, and they fell for a house on the edge of town with a big backyard for their two kids. Their agent mentioned it sat close to the USDA map line, and Marisol's first thought was, "Is that good news or bad news?"
What worried them most was getting pushed into whichever loan looked cheapest on paper. So, the first step was to verify USDA eligibility on that exact address. Then I would run USDA and FHA side by side, covering cash to close, the full monthly payment with taxes and insurance, and a five- and ten-year look.
Because they planned to stay a long time and wanted to keep savings in the bank after closing, they chose the loan that fits their plans, not the one that looked best on a flyer. The moment that mattered most was not getting the keys. It was the calm of knowing the numbers before they signed.
Exclusive tip
Here's what I want my clients to know: before you fall in love with a house, ask your lender to verify USDA eligibility on that exact address and to run both loans side by side on it. A quick glance at a map is not enough, and the answer can change your cash to close and your monthly bill.
One more thing. For USDA, income from adult household members beyond the borrowers is generally considered when checking the income limit, so bring everyone into the conversation.
That is the question I promised you at the top: "Has anyone actually checked this address?"
One clicks poll
Tell me where you are and I will tailor what I send you next. How long do you plan to stay in your next home?
- Under 5 years: Address with subject =I plan to stay under 5 years
- 5 to 10 years: Address with subject = I plan to stay 5 to 10 years
- 10 years or more: Address with subject = I plan to stay 10 years or more
Or just hit reply and tell me the street you are looking at.
Quick answers
Can I qualify for both USDA and FHA? Often, yes. If the property is USDA eligible and your household income is below the limit, buyers near the rural line can usually compare both, which is why I run them side by side.
Does the USDA annual fee ever go away? It stays for as long as you hold the USDA loan. It ends if you pay the loan off or refinance into a different loan type.
How long does FHA mortgage insurance last? On most standard loans, it lasts 11 years with a larger down payment and the full loan term with a smaller one, unless you refinance.
Who checks whether an address is USDA eligible? Your lender should verify it on the official USDA eligibility site before you write an offer, so nobody is guessing.
